Luxury Home Builders Melbourne

Award-Winning Luxury Homes, Built to a Standard Most Builders Only Talk About

Looking for a luxury home builder in Melbourne? Long Island Homes has been recognised at both state and national levels for design and construction quality, across decades of building homes that hold up to scrutiny long after handover.

As luxury home builders working across Melbourne and Victoria, we don’t sell you a display home and hope the finished product feels the same. We build to fixed pricing, with our Islander Range starting from $387,200 and premium inclusions considered from the very first conversation, so the home you move into is the home you were shown.

A Different Standard of Luxury Home Building

Anyone can call themselves a luxury builder, but not everyone can back it up with independent recognition.

That’s the difference between a builder who says “luxury” and a builder whose luxury homes have been assessed against every other entry in their category, year after year. It’s also why we’re considered a prestige home builder in Melbourne.

Long Island Homes has won Victorian House of the Year 14 times and Australian House of the Year twice, both judged annually by the Master Builders Association across design, workmanship, livability and degree of difficulty.

Double-Storey Luxury Homes

A well-designed double-storey luxury home makes far better use of a Melbourne block than a single-level footprint ever can, particularly as land sizes shrink and street presence matters more.

We pioneered double-storey void designs back in 2012, long before the double-height ceiling became a feature every builder claimed to offer. A void done properly draws natural light two storeys down into your main living space and makes a home feel genuinely larger, not just taller. Getting that right depends on placement, proportion and sightlines that most builders still get wrong, which is part of why our double-storey designs keep showing up in independently judged awards.

If you’re comparing luxury two-storey home builders, the void is worth asking every builder about directly: is it a real structural feature, considered from the earliest design stage, or a ceiling cut-out added late to make a floorplan look more premium on paper?

The Islander Range

Luxury at Its Most Considered

Want a large home, generous inclusions, and a design that holds up to scrutiny well beyond the display centre? That’s our Islander Range.

It’s split into two collections so the scale of the home matches the scale of the block:

  • Islander Black, from $387,200. Designs up to 40 squares, with stone benchtops, double glazing, ducted heating and our Islander construction pack included as standard.
  • Islander Reserve, from $554,300. Homes over 40 squares, where our largest and most considered floorplans sit, with a higher level of kitchen, bathroom and flooring inclusions.

Choosing Reserve doesn’t lock you into one look, either. Islander Reserve clients can choose from the Islander Black inclusions at no extra cost if that palette suits the home better.

It’s also where our award-winning void designs live. Homes like Miami 420 include a void designed into the Islander Reserve floorplan from the start, alongside the multiple living zones and scale a luxury home needs.

Built Properly Where You Can't See It

Premium finishes only stay premium if the structure underneath them is right. These are the construction standards behind every Islander home, most of which you’ll never see once the plaster and paint go on.

  • Laser-levelled slabs: Precision levelling at the foundation stage means greater accuracy through every trade that follows, from frames to cabinetry to tiling.
  • 450mm stud centres: Our Islander construction pack uses 450mm stud spacing with MGP10 timber, rather than the wider 600mm spacing used in many standard builds, for a stronger, more rigid wall structure.
  • Steel where it matters: Where the structural calculations call for it, steel is specified in place of timber to support strength and long-term structural performance.
  • Battened ceilings: Ceilings are battened out before plastering for a straighter, more consistent finished surface.
  • Caulking to tiled areas: Tiled junctions are carefully finished and caulked, giving a cleaner look while allowing for natural movement in the home.

Just as importantly, we don’t swap proven construction methods for cheaper alternatives to protect a margin, and we rely on experienced trades held to consistently high standards. It’s the same approach that’s earned our homes their workmanship scores in independently judged awards.

Designed Around How Your Family Lives

A luxury floorplan isn’t about square metres for their own sake. Our designs minimise unnecessary corridors and oversized walkways that add size without adding use, and we plan every room around everyday movement rather than how it looks on paper.

Privacy is designed in, too. Wherever possible, layouts keep bedrooms and private areas out of view from the entry and shared living spaces, and many Islander designs include multiple living zones, such as retreats, theatres and studies, so family members can relax, work or entertain independently. Kitchens, dining, family rooms and outdoor spaces are arranged to work together around how your household uses them.

And because households keep changing, our floorplans are designed with that in mind. Grandparents moving in, multigenerational living, and cultural or religious considerations can all shape a layout, so the home keeps working for your family well beyond the first few years.

See It for Yourself

The best way to understand what “luxury” means at Long Island Homes is to walk through one of our display homes. You’ll see the finish, the flow and the details that don’t always come across on a floorplan or a spec sheet.
